Beta Software¶
Seisin is personal, experimental software provided for testing and evaluation purposes only. As beta software, it may contain defects, errors, or security vulnerabilities. Features may change, break, or be removed without notice.
Not Legal or Financial Advice¶
Seisin is a record-keeping tool. It does not provide legal, tax, or financial advice and is not a substitute for professional judgment.
While Seisin references NSW residential tenancy law and includes compliance features, this information is provided for convenience only. Laws change, and the software may contain errors or become outdated. You must verify all legal requirements independently.
No solicitor-client, accountant-client, or other professional relationship is formed through your use of this software.
Your Responsibilities¶
You are solely responsible for:
- Verifying all outputs before relying on them for any purpose
- Understanding your legal obligations as a landlord under the Residential Tenancies Act 2010 (NSW) and related legislation
- Seeking professional advice from solicitors, accountants, or property managers as appropriate to your circumstances
- Maintaining independent records and not relying solely on this software for compliance
- Backing up your data regularly using the export features provided
Seisin may calculate rent schedules, payment allocations, inspection due dates, and compliance deadlines. These calculations may contain errors. You must verify all calculations before acting on them.
Data and Privacy¶
Seisin stores all data locally on your Mac. Your data is not transmitted to any external servers. You are responsible for:
- Securing access to your device
- Implementing appropriate backups
- Complying with privacy obligations if you store personal information about tenants
If you store sensitive information (tenant details, financial records, identification documents), you should implement appropriate safeguards including access controls, encryption, secure storage, and secure deletion.
Disclaimer of Warranties¶
Seisin is provided "as is" and "as available" without warranties of any kind, whether express or implied. To the maximum extent permitted by law, the developer disclaims all warranties including implied warranties of merchantability, fitness for a particular purpose, accuracy, reliability, non-infringement, availability, or security.
The developer does not warrant that:
- The software will meet your requirements
- The software will be uninterrupted, timely, secure, or error-free
- Any calculations, dates, or legal references will be accurate
- Defects will be corrected
Limitation of Liability¶
To the maximum extent permitted by law, the developer's total liability for all claims arising from your use of Seisin is limited to the greater of:
- One Australian dollar (AUD $1.00), or
- The total amount you paid for the software in the twelve months preceding the claim
In no event shall the developer be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or business opportunities.
Australian Consumer Law¶
Nothing in these terms excludes, restricts, or modifies any consumer guarantee, right, or remedy conferred by the Australian Consumer Law that cannot be excluded, restricted, or modified by agreement.
If the Australian Consumer Law applies and cannot be excluded, the developer's liability for breach of a consumer guarantee is limited, at the developer's option, to:
- Supplying the software again, or
- Paying the cost of having the software supplied again
Indemnity¶
You agree to indemnify and hold harmless the developer from any claims, damages, losses, or expenses (including reasonable legal fees) arising from:
- Your use of the software
- Your breach of these terms
- Your violation of any applicable law
- Any dispute between you and your tenants, agents, or other third parties

The developer is not affiliated with NSW Fair Trading or any government agency.
Changes to Terms¶
These terms may be updated at any time. Continued use of Seisin after changes constitutes acceptance of the updated terms.
Governing Law¶
These terms are governed by the laws of New South Wales, Australia. You submit to the exclusive jurisdiction of the courts of New South Wales.
