Core features

Seisin is organised around the most common tasks landlords and property managers do every month. The app combines operational tracking with reporting so you can see what is due, what is overdue, and what has already been collected.

Dashboard

The dashboard is the daily snapshot. It highlights:

  • Upcoming rent payments and overdue items.
  • Leases that are nearing their end dates.
  • Inspections that are scheduled soon or past due.
  • Quick access to recently updated properties.

Calendar

The calendar view is a time-based view of key events, such as inspections and rent due dates. It helps you spot busy periods and plan ahead.

Properties

Each property is the central hub for:

  • Address details and photos.
  • Associated leases and tenants.
  • Inspection history and upcoming inspections.
  • Maintenance requests and expense tracking.
  • Notes and supporting documents.

Tenants

Tenant profiles store contact information, emergency contacts, and lease history. Tenants can participate in multiple leases (including joint tenancies).

Leases and rent schedules

Leases define rent amount, frequency, payment day, and term. Rent schedules are generated from those settings so you can:

  • See what is due in the future.
  • Record payments and track outstanding balances.
  • Support fixed-term and periodic (continuing) tenancies under NSW law.

Lease termination

When a tenancy ends, Seisin tracks the full termination workflow:

  • Termination notices: Record who initiated (landlord/tenant), the reason, and notice dates.
  • NSW compliance: Validates minimum notice periods for different termination reasons.
  • Final settlement: Calculates outstanding rent, credits, and bond adjustments.
  • Bond release: Suggests claim/refund amounts and links to NSW Rental Bonds Online.

Lease status progresses through: Active → Terminating → Terminated.

Payments

The payments area is the rent ledger. It summarises:

  • Expected vs. collected rent.
  • Outstanding amounts.
  • Individual payment records linked to leases and tenants.

Water usage billing

Record water bills and pass on usage charges to tenants where permitted under NSW residential tenancy law. Seisin supports two workflows:

Bill-based entry (recommended for most landlords):

  • Record water bills from your supplier (Sydney Water, Hunter Water, etc.).
  • Enter usage charges and billing periods as shown on the bill.
  • Attach the original bill as a PDF or image.
  • Generate tenant invoices and track payment status.

Meter reading entry (for landlords who read meters directly):

  • Record meter readings at inspections or billing periods.
  • Automatic usage calculation between readings.
  • Unusual usage warnings based on property type.

Expenses

Log and categorise property expenses including:

  • Council rates and water rates.
  • Strata levies and land tax.
  • Insurance (building, landlord, contents).
  • Repairs and maintenance.
  • Property management and professional fees.
  • Capital works and depreciation items.

Expenses can be marked as tax deductible and rechargeable to tenants where appropriate.

Reporting

Reports provide high-level financial summaries and charts. The reporting area includes:

  • Revenue vs. expected collections.
  • Collection performance.
  • Property-level performance breakdowns.
  • Australian financial year reports (July–June) for tax time.

Seisin also includes supporting features for day-to-day operations:

  • Inspections and inspection photos.
  • Maintenance requests and expense tracking.
  • Rental bonds and rent increase history.
  • Water meter readings and usage charges.
